I recently earned my SRS designation with the National Association of Realtors (NAR).  A SRS designation means that I have taken the courses and provided enough past history of client relationships to earn the title of a “Seller Representative Specialist” or SRS in short.  There are many reasons that a seller should list their home with an agent that not only cares about their best interest but has the knowledge to implement that in the current market conditions.  Here are some bullet points;

  • members of an elite group of trained seller advocates
  • concentrate our efforts to ensure you the seller are at the center of the sale
  • understand that negotiation skills are critical to the success of your transaction
  • adhere to the highest level of professional ethics and business practices
  • uniquely qualified to exceed your expectations and yield your trust
  • have an advanced level of understanding on how to collaborate with a variety of cooperating agents of all skill levels to ensure that the ‘best’ buyer has an opportunity to purchase your home.

There are several ways to hire an agent to represent you in the sale of your house.  The most common is an Exclusive Right to Sell which can be marketed in two ways;

  1. First the listing is held as and “office exclusive” where they do not invite cooperating brokers and the exposure is limited to the listing agents marketing efforts.
  2. In the second scenario the listing is shared through the Multiple Listing Service where the listing agent invites cooperating agents from all the MLS offices to participate in the efforts to find a buyer for your home.  In this case the listing agent communicates with the cooperating agents while you deal directly and only with your agent.  The listing agent has a fiduciary responsibility to work in the best interest of the seller.

If you are selling your house, it is beneficial to have your home marketed and exposed to every potential buyer.  The best possible outcome for a seller when presenting their home for sale is to have multiple offers from which to choose. They should then utilize the skill of their Realtor® to help review which is the best and highest terms for you.  This is why you hire a professional Realtor ®,  it definitely makes a difference.

Banks to Meet One on One With Homeowners

Five of the largest banks and mortgage servicers will have representatives available at the Copiauge Memorial Library and Cedar Creek Park as well as two other locations Monday March 4th, through Saturday March 9th.  See the attached link for more information and details.

The New York State Department of Financial Services Mobile Command Unit will be stationed in the parking lot at the corner of Bennett Place and Merrick Rd. in Amityville on Tuesday, February 5, 2013, from 9AM to 5PM.

The Mobile Command Center (MCC) visits communities that have been disproportionately impacted by Storm Sandy.

Department representatives will help citizens contact their insurers if they have been unable to do so and answer questions about homeowners’, renters’ and business owners’ insurance coverage.

Citizens unable to go to the Mobile Command Center are encouraged to call the Department’s storm hotline (800) 339-1759 which is staffed from 8 a.m. to 8 p.m., daily including weekends. Insurance information is also available on the Department’s website, http://www.dfs.ny.gov.

Dear Neighbor:

            I wanted to inform you about a program I am sponsoring with the New York State Department of Financial Services to provide assistance to residents affected by Hurricane Sandy.

            The Department of Financial Services’ Mobile Assistance Unit will be at the Riviera in Massapequa (200 East Shore Drive, Massapequa) between 10 am and 6 pm this Friday, January 25th.  Department of Financial Services representatives will be available to meet one-on-one with residents and answer storm-related questions about homeowners’, renters’, and business owners’ insurance coverage. No appointments are required.

            If you are unable to attend this program on January 25th but would like to get assistance with storm-related insurance issues from a Department of Financial Services representative, you can call the Department’s insurance disaster center at 1-800-339-1759 . The center is operated from 8 am to 8 pm, seven days a week.

FEMA and SBA Extend Filing Deadline

According to FEMA, the deadline for residents and small businesses to apply for federal assistance for damages related to super storm Sandy has been extended to Jan. 28, 2013. The original deadline was December 31, 2012.  The extension applies to Long Island, New York City and the lower Hudson Valley.

Any homeowner, renter, or business owners who suffered loss and damages as a result of Super Storm Sandy, is encouraged to register with FEMA and seek assistance by the January deadline.  http://www.sba.gov/community/blogs/official-sba-news-and-views/open-business/sandy-update-4-send-us-your-completed-loan.

Today we are living in the aftermath of a Hurricane. The effects of Hurricane Sandy have been devastating to all South Shore residents. We were part of a mandatory evacuation. Police told people if they stayed they should put their social security number on their arm with a sharpie.

Our friendly bay village is in a state of shock. The tides have yet to recede from the streets. I have reports back that water was pouring from windows. I personally have friends that have a sailboat through their windows. Another source stated that one of my neighbors drown in their own home.

My own damage will be dealt with. My boys are safe. Our world is upside down. We will need help from family and friends. Thank you for your offers will will take you up on them I promise.

Continue to be safe a pray. The devastation is severe!
